As the city of Welland continues to experience rapid growth, negotiations between the municipality and prospective land developers have been heating up.
The most recent deal to come to fruition is the sale of 152 acres of Northern Reach lands to LIV Communities, a Burlington-based builder. The land, which is located west of the recreational canal near Woodland Road and north of Merritt Road, has been praised as an ideal setting to construct new housing for residents.
The final sale was valued at $35 million and marks the conclusion of an extensive process of consideration that began in the summer of 2021.
“After a thorough and thoughtful evaluation, Welland City chose LIV Communities as the developer in 2022,” said Marc MacDonald, Corporate Communications Manager for the City of Welland.
Mayor Frank Campion spoke about the sale as well.
“In addition to addressing the housing needs, this development creates new connections to existing trails and enhances the movability within our city,” said Campion. “With a pedestrian bridge connecting to Merritt Island, this development continues to shape our city as a mobile and accessible community.”
Upon completion, it is estimated that the project will provide as many as 4,000 dwelling units, delivering much needed landing spots for families, seniors, young people and newcomers.
“Northern Reach, to be granted as Lock and Quay, will expand the recreational corridor by providing opportunities to connect new and existing residents to the improved amenities along the linear open space,” said Aaron Roque, President of LIV Communities. “By transforming the overall development vision through urban design principles, this development serves to carry on our tradition of building immaculate homes and master planned communities. We thank the City of Welland for putting their trust in us and we are excited to make this vision a reality.”
The development will offer a variety of attractive features to prospective buyers/renters, including connectivity to the recreation trail, integration with existing neighborhoods, easy access to amenities, as well as accessibility to innovative parks and a brand-new pedestrian bridge to Merritt Island.
