Home sales in Niagara Region increased in March compared to February, according to the Niagara Association of Realtors.

The total number of homes sold in Niagara Region in March was 460 units, compared to 378 in February. However, that number was down from 502 in March 2025.

There were also fewer homes on the market in March compared to one year ago, with listings last month totaling 1,345, compared to 1,514 in March 2025. The average number of days it took to sell a home in Niagara Region in March was 48 days, compared to 50 days in March 2025.

Niagara Association of Realtors Chair Johnny MacDonald says the March numbers, which are an improvement over February, should point to some reason for optimism, particularly as the spring market approaches.

“The Niagara real estate market is showing clear signs of a spring awakening, characterized by a significant surge in both inventory and buyer engagement,” said MacDonald. “In March 2026, residential sales jumped 19.2% over the previous month to 460 units. This momentum was met with a robust 43.1% increase in new listings compared to February, providing buyers with 1,345 fresh options to explore.”

“While we remain in a buyer’s market with a sales-to-listings ratio of 34%, the fact that homes are selling in an average of 48 days – a 4% improvement over last year – indicates that well-priced properties are moving fairly quickly.”

MacDonald also pointed to recent provincial policy changes, including the removal of the full 13 per cent HST for eligible new homes up to $1 million for all buyers, and a steady Bank of Canada interest rate, as additional reasons for optimism.

The benchmark price for homes in Niagara Region increased slightly in March compared to February, coming in at $580,800, an increase of $9,000. However, the benchmark price was down 6.2 per cent from March 2025.

In March, the largest number of new listings came from St. Catharines, at 321, while the largest highest volume of new sales also came from St. Catharines, at 130.

The highest benchmark price in March was in Niagara-on-the-Lake, at $861,900, while the lowest benchmark price was in Port Colborne/Wainfleet, at $483,400.

In terms of average days on the market, homes sold fastest in West Lincoln, at 38 days, and slowest in Niagara-on-the-Lake, at 61 days.

Lincoln overtook Grimsby as the hottest market in Niagara Region in March, after Grimsby had held that title back in February.

In February, the coldest market in the Region was Niagara-on-the-Lake, which remained the case in March.
